Home buyers are often told that “Using a real estate agent is free”. However, those costs are bundled with services that some buyers may not want, and instead would prefer to have the tools to conduct a purchase themselves and avoid the costs of a buyer agent.

Zero Value Realty (ZVR) is here to perform this unbundling, and to guarantee that if a commission is offered by a seller a buyer would be able to receive it. In a standard real estate transaction the seller agrees to pay their agent a commission, usually 5%. The seller’s agent offers the buyer’s agent a split of the commission, usually 2.5%. That means the buyer’s agent commission is baked into the purchase price. We let you unbake it by reimbursing you that commission fully when getting a mortgage with us, or for a flat fee if you wish to unbundle our services.

In Toronto the average home price is over 1M. That works out to a buyer agent’s commission in excess of $25,000*. That sort of money takes the average person over a year of work to save. We are not against agents, or those who wish to use their services. We simply provide home buyers an option that until now has been missing from the market for those who don’t.

ZVR is here for the buyer who is willing to do their own work for buying a home. Similar to For Sale By Owner, but for the buyer’s side. If you do the work of finding your own home, you shouldn’t have to pay large commissions to a salesperson.

Steps

  2. Sign the ZVR agreement to retain a lawyer to act for you in a real estate transaction and select a package. You pay nothing up front.

  3. Prequalify for a mortgage using ZVR’s mortgage broker partner

  4. Find a home you would like to buy. Many other websites show both listings and sold prices. Research the market value. See the FAQs

4. Use our automated offer generator for the listing you would like to buy. You may optionally request a lawyer to review. Offers are submitted through our internal system automatically.

5. Negotiate the offer with help from our chief negotiator and the support of the lawyer if need be. The lawyer will perform all functions necessary to close the purchase

6. A ZVR licensed real estate agent will rebate you whatever commission the seller’s side offered, minus legal closing fees.
